All four of these projects sit in what property people loosely call the Tricity belt, the zone of Chandigarh, Mohali and Panchkula along with their satellite towns. Kharar, Kurali and Zirakpur are the outer ring of that belt.
Kharar Mohali has grown consistently over the last decade. NH-21 connects it directly to Chandigarh in under 30 minutes on a normal day. Land prices are still significantly below Mohali Sectors 70 to 90, which makes it attractive for developers and buyers alike. The Amayra Group has built multiple projects here, which is itself a signal that the location has absorption capacity.
Kurali sits further out but is now a legitimate residential destination, not just a highway stop. The railway connectivity and the incoming industrial and logistics activity along the Chandigarh-Ropar corridor have changed its character over the last 5 years. Motia Group choosing to launch Stonegate here is consistent with how they have tracked emerging corridors in the past.
Zirakpur is the most mature of the three. It has been absorbing Chandigarh overflow for 15 years. Airport Road in particular has become a dense residential and commercial strip. Ananta Lifestyle sits on PR-7, which connects directly to NH-64, so commuting north toward Chandigarh or south toward Patiala is both possible without getting into the main Zirakpur traffic tangle.
The common thread across all four locations: buyers who cannot afford Chandigarh prices or Mohali sector rates are finding genuine alternatives here, not compromises.
